The Castle, a 120-unit luxury rental property at 201 Willett Ave., has been sold by Castle Port Chester LLC to Anthos Properties, a real estate and property management company based in Nanuet, N.Y., for $38.6 million. Anthos owns properties in New York, Illinois, Georgia and Alabama, according to their website.
A $28 million Fannie Mae loan was negotiated for the purchase, according to an article in The Commercial Observer.
Built in 2014 by Phoenix Capital Partners, The Castle is a five-story, transit-oriented development with studios, one- and two-bedroom apartments which fills a full block on Willett Avenue and Abendroth Place. It has a parking garage, courtyard, fitness center, private movie theater, clubroom and a rooftop terrace. It is billed on The Castle’s website as “an ideal location for Manhattan commuters.”
“Anthos Properties was instantly attracted to The Castle’s overall quality and best-in-class amenities package,” said Paul Anagnostopoulos, director of acquisitions for Anthos Properties. “The Castle’s location, which is less than 1,000 feet from the train station and a quick walk to Port Chester’s emerging entertainment and restaurant scene, were also driving factors in our decision to acquire the asset.”
According to Rye Town assessment records, The Castle is currently assessed at $18.8 million.
