Another self-storage facility coming to Port Chester?

A fourth self-storage facility will be built in Port Chester if the contract-vendee of 354 North Main St. has their way. One of the others, Westy Self Storage, is right across the street.
The 37,000-square-foot site, located next to the police station, is currently occupied by Steilmann European Ladies Fashion outlet, a one-story, 10,000-square-foot warehouse/retail store, plus three smaller one-story accessory garage buildings as well as a fenced and gated parking lot.
Correspondence including a full petition with exhibits was accepted by the Port Chester Board of Trustees on Monday, Mar. 2 from attorney Anthony B. Gioffre of Cuddy + Feder on behalf of 350 Port Chester LLC to amend the official zoning map of the village and to annul the agreement between the Port Chester Electrical Construction Corporation and the Village of Port Chester dated Dec. 4, 1969 to allow for redevelopment of the property.
According to Gioffre’s letter, the agreement “is no longer pertinent or effective to the premises.”
Storage Deluxe, billed on their website as “the leading self-storage developer in the New York City metropolitan area,” proposes to build a new 4-story, 107,550-square-foot self-storage facility on the site.
A portion (3/4) of the existing premises is in the C4 General Commercial Zoning District while 1/4 is classified in the R2F Two-Family Residence Zoning District. The request is to rezone the property to be entirely commercial to allow for the self-storage facility to occupy the entire site.
The agreement for which a revocation is requested is the result of a variance that was granted for the existing building, restricts expansion of the structure and prohibits traffic from entering or exiting onto Rollhaus Place.
The petition will be on the agenda for the next Board of Trustees meeting on Monday, Mar. 16 where Gioffre will present the application and it will then likely be referred to the Planning Commission for review and recommendation before coming back to the village board.
