2023-2024 VILLAGE OF PORT CHESTER TAX

This is a notice to all taxpayers whose property is located in the Village of Port Chester that the Village Tax Bill has been mailed. If you haven’t received your bill, please contact the Tax Office. The first half must be paid by June 30, 2023. If payment is not received by that date, a mandatory, non-waivable penalty of 2% will be added for the month of July and will increase monthly thereafter.

For your convenience, there are three ways for you to make payments.

1)You may mail your check in the envelope provided. Be sure to include the bottom portion of the bill. If you would like a receipt, mark the appropriate box on the stub. Payments must be postmarked by the U. S. Post Office no later than June 30, 2023 to avoid the penalty.

2)You may also drop your payment in the special secure locked box in front of the building at 222 Grace Church St., Port Chester. If you request a receipt, please include the entire bill and we will stamp the top portion and mail it back to you. There is no Postage Stamp required.

3)You may pay online. You may pay by credit card. (Be advised that there is a fee.) You may also pay by electronic transfer e-check (ACH). Check the back of the bill for instructions. You may also check our web site for instructions to pre-set your payment date,

Legalize two-family conversion.

Legalize enclosed porch addition to the garage and the garage constructed under Building Permit #426 issued on 10/10/1958.

Legalize rear addition constructed under Building Permit #753 issued on 3/7/1961.

Legalize 2nd story addition constructed under Building Permit #1748 issued on 3/25/1971.

At the premises known as 88 Grant Street in the Village of Rye Brook, New York, situated on the northwest side of Grant Street, approximately 150 feet from the intersection of West Street and Grant Street, designated and shown on the most current tax map as Parcel ID# 141.43-1-31, the applicant does hereby request a variance(s) from the following applicable section(s) of the Zoning Ordinance:

§ 250-25.G.(2)(a) / 250-6.F.(7) The minimum required single side yard setback is 6 feet. The home was constructed prior to the 1954 Town of Rye Zoning Ordinance 1.5 feet from the side property line and is therefore considered legal non-conforming. The rear addition permitted under Building Permit #753 issued 3/7/1961 aligns with this non-conformity.

Therefore, a single side yard setback variance of 4.5 feet is requested.

§ 250-37.B The maximum allowable main building coverage is 30%. The enclosed porch addition to the garage was constructed within 12 feet of the main building, as such it counts toward the main building coverage which totals 36.08%. Therefore, a main building coverage variance of 6.08% is requested.

§ 250-25.G.(2)(a) The minimum required single side yard setback is 6 feet. The applicant proposes to legalize the enclosed porch addition to the garage and the garage permitted under Building Permit #426 issued on 10/10/1958

with a side yard setback of 1.8 feet. Therefore, a single side yard setback variance of 4.2 feet is

requested.

§ 250-25.G.(3) The minimum required rear yard setback is 30 feet. The applicant proposes to legalize the enclosed porch addition to the garage and the garage permitted under Building Permit #426 issued on 10/10/1958 with a rear yard setback of 1.7 feet. Therefore, a rear yard setback variance of 28.3 feet is requested.

§ 250-25.E The maximum allowable gross floor area is 2,090 square feet. Given the location of the enclosed porch addition to the garage, the total gross floor area is 2,291 square feet. Therefore, a gross floor area variance of 201 square feet is requested.

§ 250-37.C The maximum allowable total impervious coverage is 2,600.4 square feet. The applicant’s legalization will result in a total impervious coverage of 2,881.57 square feet. Therefore, a total impervious coverage variance of 281.17 square feet

is requested.

§ 250-37.D The maximum allowable front yard impervious coverage is 30%. The applicant’s legalization will result in a front yard impervious coverage of 43%. Therefore, a front yard impervious coverage variance of 13%

is requested.

§ 250-25.M.(2)(c) Service access from the rear yard of the building must be provided for each apartment. The applicant proposes to legalize the two-family conversion which provides no rear yard access for the 2nd floor apartment. Therefore, relief from this section of the code is requested.

§ 250-6.G.(1)(c)(2) The minimum number of required off street parking spaces for a two-family dwelling is five. The applicant is providing four Code compliant off street parking spaces. Therefore, an off street parking variance of one space is requested.

A public hearing on said application will be held before the Village Zoning Board of Appeals on Thursday, July 6, 2023, at 8 o’clock p.m. at the Village of Rye Brook Offices located at 938 King Street, Rye Brook, NY 10573.
